I’m Susie Waggoner, a native Arizonan and lifelong West Valley resident specializing in Sun City West and active-adult communities throughout Arizona’s Northwest and West Valley. I work with buyers and sellers at every stage, with particular experience helping homeowners who are ready to downsize, relocate, or transition to their next chapter - including families helping a parent make that move.
My approach to real estate is simple: service first, sales second. I believe my job is to provide honest information, local knowledge, thoughtful guidance, and the resources you need to make a decision that is right for you.
Active-adult communities are not interchangeable. Sun City West, The Grand, Arizona Traditions, Corte Bella, Sun Village, Trilogy at Vistancia, Westbrook Village, Ventana Lakes and Sun City Festival each offer a different combination of homes, amenities, fees, recreation and lifestyle. Understanding those differences matters, whether you’re deciding where to live or how to position a home for sale.
I also have extensive experience with traditional residential real estate, luxury homes and acreage properties. Having lived on acreage myself for more than 20 years, I understand the additional questions that come with wells, septic systems, land, access and rural properties.
I hold the CRS® (Certified Residential Specialist), GRI® and SRES® designations and have built my business largely through past clients and referrals. That means a great deal to me. I want clients to feel comfortable calling long after a transaction closes - whether they need a real estate answer, a local resource, or simply someone who knows who to call.
